Bank of America may offer you up to $30,000 to short sell your home!

Are you currently experiencing some form of hardship? Struggling to make your mortgage payments or already behind and need to sell?

There has never been a better time to consider a Short Sale!

Bank of America says that, for a LIMITED TIME, it will provide up to $30,000 in relocation assistance to delinquent borrowers who work with them to obtain a pre-approved short sale price before submitting purchase offers.

Obviously, not all loans will qualify, and Short sales must be initiated by the end of 2012 and close no later than September 26, 2013, to be eligible for the payments, which will range from $2500 to $30,000 at the completion of a qualifying short sale. Payments will be determined on a case-by-case basis using a calculation that includes the value of the home, amount owed, and ‘other’ considerations, Bank of America said in announcing the program.

Does this sound too good to be true? Well, it may be, but we have seen very large checks cut to homeowners by other banks, and those short sales were not pre-approved. With this program, the bank gets to set the price and make sure they get maximum value for the property. It will be interesting to see where the prices fall in line with the market value…..but at the end of the day, they can’t expect a financed buyer to pay more than what the home will appraise for, so I am hopeful to put lots of $$$ money $$$ in my seller’s pockets soon!

Bank of America is not the only bank offering relocation assistance to Short Sale sellers.

Cash inventives are being offered that will speed up the process of the short sale and benefit all members of the transaction. As an added bonus, the sellersget to stay in their home until close of escrow, payment and rent free!

A PREMIUM Columbia event - "Wine in the Woods" May 2012 - now NOT so FAMILY friendly!

Local events in Howard County, MD in May are abundant, but the most anticipated weekend is always the third weekend of the month and the annual "Wine in the Woods" festival. This year May 19th and 20th 2012. It's exactly what it sounds like, nestled in the tall trees of Symphony Woods and Merriweather Post Pavilion, a large presence of Maryland vineyards offering their wines to sample. This year celebrates 20 years of Maryland wine tasting in Columbia and although Maryland is not nationally renowned for fine wines, the general atmosphere and great music make up for a lot of the less desirable wine choices. Some of them are downright unpleasant!

Here is a sample of the day.

This has always been a wonderful family event for me, despite the obvious adult theme. Most people bring chairs and picnics and enjoy the entire day. Children dance and play and have always seemed to be part of the weekend with face painting and other activities. This year, however, it seems that there has been a price structure change that will possibly make it un-affordable for many families in this tight economy. All children from 3 years to 20 years now have a $20 admission charge and the face painting has been eliminated. A family of 4 will now have to pay $110 at the gate to enter. What they get for that is just wine samples for the adults! It is true that the past few years have been extremely busy and these changes may make it less crowded, but the actual ramifications of this huge ticket price hike remain to be seen.

Sadly this is the first time in 16 years in Howard County,Maryland that I won't be attending Wine in the Woods because of the new ticket prices!

Tips For Home Buyers: Do I Need Title Insurance?

Unsure if the extra expense is worth the cost, a frequently asked question I hear from Houston County GA buyers is, "Do I need title insurance?". Title insurance provides protection for the policy holder if another entity makes a property title claim.

In Georgia, there are 2 types:

Lender Title Insurance protects the lender, is for the amount financed, and is required as a condition of the loan.

Owner Title Insurance is optional, a one-time expense, made available at closing, and remains in force as long as you retain an interest in the property (it also remains in effect if heirs retain an interest after the original owner has died)

Do I Need Title Insurance?

Technically, Owner Title Insurance is not required. However, I recommend all my buyer clients get Owner Title Insurance to ensure they are protected in-case an unknown risk such as forged documents, public record mistakes, title defects, and even back taxes and/or liens comes to light after they have purchased the property. In some cases, it may be determined they do not legally own the home.

Having Owner Title Insurance will help alleviate title issues that arise, pay for a lawsuit defense if necessary, and protect the buyer from financial loss up to the policy dollar amount.

Hot Air Balloon Festival at Turf Valley in Ellicott City 2012.

Here is another free event that makes the Columbia and Ellicott City areas special! The Turf Valley Resort Preakness Balloon Festival is a blast for adults and kids of all ages!

It's usually scheduled for Preakness Weekend – but this year’s event is the week before on May 10-12^th so don’t miss it!

The evening festival is Thursday, May 10^th and Friday, May 11th from 4pm – 9pm and the morning balloon launches are on Friday, May 11^th and Saturday, May 12^that 6:30am.

When my son was little and up really early in the morning – we would always go to the festival for the 6:30 am balloon launch! We’d roll out out bed, grab a cup of coffee and watch fifteen huge, colorful hot air balloons float up into the sunrise! Even if you aren’t usually an early riser – once a year you have to do it!

The evening festival is really fun too – food, crafts, music and you can take a balloon ride. It’s tethered but still – what a treat!

For the evening events – everyone should park at the nearby Howard County Fairgrounds and take a shuttle over to the festival. There is a $5 per car charge to park there. For the morning launches – you can park at Turf Valley located at 2700 Turf Valley Road, Ellicott City, MD 21042. Check out their website for more details.

Need a family outdoor activity in the Catonsville or Ellicott City area – try Patapsco Park!

We are so fortunate to live in Catonsville where we are surrounded by acres and acres of the Patapsco Valley State Park! Hiking, camping, biking and fishing are minutes away and just the scenery itself will help you to slow down and breathe deep!

One of my family’s favorite quick getaways is going to Patapsco Park at the back entrance off of Illchester Road. You just walk over a bridge and you’re in the park! Take Frederick Road to Thistle Road by Dimitri’s Restaurant. Turn left onto River Road (it becomes Illchester Road) after about about a mile and you’ll drive under a huge train bridge where you can park along the righthand side. This part of the park is dog friendly but they need to be on a leash.

An entrance point across the street takes you to a swinging bridge over a shallow part of the Patapsco River and you’ll enter the Avalon Section of Patapsco Park. It leads onto a paved trail that goes for miles into the park. It’s a great area to walk or run and you always see kids and adults on bikes.

The cool thing about this path is you can go for miles or just take a short walk and turn around depending on what you feel like doing! Go in about 1/2 miles and you'll see the Bloedes Dam which was one of the oldest hydroelectric dam in the country. The dam no longer produces electricity but it is an impressive site from the path as it creates a large and loud waterfall into the river!

As you go further – you can cross another swinging bridge that take you to the other side of the park where you can access a number of hiking trails. This bridge is a reproduction of one used at the turn of the century (see picture) by residents who worked and lived along the river.

You can also enter the park by car from Route 1 in Elkridge where you can discover the Lost Lake, a playground and area in the river where kids can wade a bit! Along with tons of picnic tables, shelters, campsites and hiking trails – it’s easy to spend an entire day here! Play local and love it!

This suits the X,Y (Millennium) and in the future the Z generation's too. But what about the pre Baby Boomers? Ed Silva reminds us all that Seniors are a very different type of client.

Dealing With the Elderly Requires More Than Just Patience

I just completed a transaction that gave me more of an education into dealing with the elderly than I thought was possible. I know I can be patient, but with people that have been in their home for years, and have age, patience is just not all that’s needed.

People do not see the areas of a home that could be issues to a prospective buyer. After living in a home for so many years, they become so accustomed to their surroundings that there is never an issue with being updated.

I cannot count the number of times I heard this client talk about how beautiful she thought her pine paneling was, and yet when a prospective buyer came through the door all they saw was the work needed to clean it up.

Price reductions with the elderly are extremely difficult. They see a price reduction as a loss to their retirement income. They are too old to work and their revenue is fixed so that any reduction to the listing price is a reduction to the amount of money they will have as their funds for life. They know that a new buyer will have a job and a far greater earnings potential that they have and therefore should be able to pay more for the home.

Marketing the Home becomes an issue as well. Print advertising is not as effective as it was at one time, and almost all buyers use the Internet for their home search. There is still a belief with some that their homes should be advertised repeatedly in print, as that was the way they found their home when they bought. When they cannot see their home as a showcase in the Sunday homes section, they do not believe they are being promoted as well as they should be.

Inspection Issues can also present a problem. They believe that if the home is being sold at such a great price, then the buyer should be prepared to fix any items that might come up during the inspection.

Whenever a need to discuss presents itself, it is advisable to request that another family member be present so that there is no misunderstanding of what is being discussed. In addition, everything that is relevant to the transaction should be put down in writing and signed by all present to avoid conflicts after the transaction is completed.

We all work to provide the best service we can t our clients, but there can be a segment of those that we service that need just a bit more time, patience and care to assure the deal runs smoothly.

The Breadery Bakery is a hidden gem in Catonsville.

This is my first blog in what will be a series about hidden gems in Catonsville and Ellicott City! You know – those places that offer something special but you might not know about them until someone else gives you a heads up?

The gem this week is The Breadery located at 418 Oella Avenue off Old Frederick Road within minutes of Catonsville and Old Ellicott City.

It doesn’t get much better than home made, organic breads with stone ground wheat made in the store daily! Walk into the charming store and you are enveloped by the scent of fresh baked bread, muffins, scones, croissants and cookies.

The Breadery has been open since 1996 which stays a lot about the goods and service that owner Michael Lanasa offers at his bakery! The prices are reasonable, similar to a grocery bakery shop and the products show the quality of the ingredients.

This location opened up in 2011 after moving from its former shop on Route 40 behind Starbucks. The Oella store was lovingly designed and offers outside tables to enjoy a cup of fresh brewed coffee and a treat. The store also sits right next to the Trolley Trail with parking on either side. A perfect morning could be a walk on the trolley train for ½ hour and then picking up some healthy, fiber rich, whole grain bread to take home. The breads are also sold at a variety of local markets as well as Farmers Markets throughout Maryland.

But we are lucky, we can just go around the corner and pick up a loaf since it’s in our neighborhood! Shop & play local and love it!
